Our Land Charges system is now live and we are accepting land charges searches.
Land searches update Wednesday 29 July:
As of Monday 13 July, our new Land Charges system launched and we resumed accepting searches. Our Local Land Charges Register is also now live and will be updated daily.
Backlog timescales
There will be a delay in processing of searches, because of the system downtime, beyond the normal eight-day turnaround period.
Please note – searches received by email prior to go live will be processed by the Land Charges team – please do not resubmit the same request again through the new portal.
The work to get through the backlog of our downtime is underway. We are processing requests in date order – see table below:

This process is taking a bit longer than normal as it’s a new system and we need to undertake rigorous additional checks to ensure all information returned correctly. We are not yet in a position to provide a more detailed timetable.
We have arranged extra team resources and staff to help get things moving.

How we accept searches
We accept requests for searches in the following ways: via our new portal, email, through NLIS or other search providers.
If you have already submitted your search by email or other providers, you do not need to resubmit it.
Personal searches
We have received a number of requests relating to personal searches. Personal searches are not submitted to us for processing and are undertaken by your agent using the publicly available register. We are unable to assist you with these queries as they are not submitted to the Land Charges team and therefore we do not process them or have a record of them.
If you have requested a personal search you will need to contact your personal search agent for an indication of the likely timescales.
What is a personal search?
A personal search is where an agent checks our public registers for charges affecting a property. They may raise additional questions directly with council departments such as planning. Once they hear back on all these queries they will complete the search and return it to the buyer’s solicitor.
Register
The portal is open for receiving searches. If you want to submit a search request via our new portal, you will need to register an account. The instructions for registering an account are here.
Our Local Land Charges team is responsible for:
- maintaining the Local Land Charges Register
- carrying out Local Authority Searches
- the provision of copy documents
- holding copies of the Oxfordshire County Council highways and public rights of way maps and information (however we do not hold details of land ownership or boundaries)
We are linked to the National Land Information Service (NLIS) at Level 3, and can receive and return Local Search requests electronically. Our fees and charges are reviewed annually on 1st April (please see further down the page details for the charges)
Our Promises To You
- We will provide a friendly and efficient service, which aims to be 100% accurate at all times
- We will respond to all official Searches within 8 working days (although we will endeavour to respond within five working days)
- We will make the Local Land Charges Register available for Personal Searches
- We will respond to copy document requests within 5 working days of receipt of written requests
- We will respond to written enquiries within 10 working days of receipt
- We have adopted the Local Land Charges Code of Practice published by the Local Government Association.
Local Land charges Fees – effective from 1 April 2026
Unfortunately we cannot accept search requests made by post or paid by cheque. Searches can be submitted by email with payment by BACS. If you require further details of the process please contact the team either by phone or email.
These fees now include Vat on Con29. As introduced by HMRC. Here’s the fees for local land charges searches:

- Registration of a charge in Part 11 of the register (light obstruction notices ) – £96
- Filling a definitive certificate of the Land Tribunal under rule 10 (3) in Part 11 of the register – £20
- Filing a judgement, order or application for the variation or cancellation of any entry in Part 11 of the register – £20
In accordance with the local Land Charges code of practice, this council aims to limit fee alterations to once a year, namely 1st April
Garages are included in the basic search fee i.e. garages or parking spaces in a separate block, forming part of the title.
Local Land Charges fees are set annually in accordance with Council guidelines and having regard to the predicted actual costs of providing the service on a ‘cost-recovery’ basis

Alternatively you can still continue to visit our offices and use the public terminals to produce your results. Please note since the launch of the online portal we no longer offer a printing service of the LLC1. No appointment are necessary.
