Empty Homes Grant
Applicants should be aware that grant conditions are subject to change and the Council can only provide grants on the basis of current grant conditions. Grants are available subject to budget. The grants budget is prioritised to allow mandatory grants to be given preference over discretionary grants.
What is the Empty Homes Grant?
- This grant is for bringing long-term unoccupied properties back into use. It is also a way of enhancing the neighbourhood by removing the impact an empty property can cause.
- The property should be made available for letting for five years after works have been completed.
- The grant will be for 50 per cent of the cost of relevant works up to a maximum of £10,000 based on two competitive estimates or local scheduled rates. A 10 per cent setting up charge will be made.
- To qualify for assistance the owner must be prepared to carry out works specified by the Council. All appropriate energy measures must be included.
Who is eligible?
- Any property considered for this grant must have remained empty for at least two years.
- After completion of any works, the property must be fit for habitation.
- The property must be made available for letting for five years after completion of works. Nomination rights by the Council may be required.
- The grant is repayable if the property is not let, or is sold in the first five years. A charge will be placed on the property.
- The property is not to be occupied while works are being done.
- Electrical and CORGI certificates will be required on completion.
- Maintenance and repair responsibilities will lie with the owner during the first 5 years.
- Heating works will be allowed in certain circumstances.
- Prices for works based on two estimates are to be agreed with the Council.
- All owners must provide proof of ownership.
- The grant will only be offered if there are no alternative sources of funding available
